TIVOLI ADDS TO ITALY PORTFOLIO: Tivoli Hotels & Resorts, part of Minor Hotels, has expanded its presence in Italy with the addition of the Tivoli Palazzo Gaddi Firenze Hotel in Florence. A 16th century luxury palace was restored to open as the hotel, which will rebrand from NH Collection to Tivoli and reopen in June. The hotel is close to the popular attractions and the Santa Maria Novella railway station. Originally consisting of two historical buildings belonging to the aristocratic Florentine families, Gaddis and the Arrighettis, the property has been renovated by interior designers Patrizia Quartero and Guy Oliver. Tivoli Palazzo Gaddi features 86 rooms, a fine dining restaurant led by Michelin-starred Chef Iside de Cesare, rooftop bar, lobby bar, winter garden and five meeting spaces. This is the second Tivoli-branded hotel in Italy, following the opening of Tivoli Portopiccolo Sistiana Wellness Resort & Spa in June 2023.
MARRIOTT, DELONIX UNVEIL THREE CHINA HOTELS: Marriott International has announced the first three hotels as part of its agreement with Chinese hospitality company Delonix Group. Slated to open in spring 2025, the first signed Tribute Portfolio Hotels will mark the brand’s launch in three destinations. The three properties include the 299-room Grand New Century Hotel, Hangzhou Boao, a Tribute Portfolio Hotel; the 203-key Wonderland Resort, Hangzhou Jiande, a Tribute Portfolio Resort; and the 210-key Grand New Century Hotel, Chongqing, a Tribute Portfolio Hotel. Delonix currently owns and operates 10 lifestyle brands and has expanded its footprint in overseas, growing its presence to more than 1,400 hotels totaling 200,000 rooms in operation and under development.
U.S. PERFORMANCE UPDATE: The U.S. hotel industry saw improved performance from last week and positive comparisons YOY, according to CoStar’s data through May 18.

- RevPAR: $109.93 (+2.8%)
Among the top 25 markets, only Houston reported a double-digit occupancy lift (+10.5% to 67.9%). Atlanta posted the highest YOY gains in ADR (+10% to $137.30) and RevPAR (+18% to $98.86). The steepest RevPAR declines were witnessed in Orlando (-8.6% to $119.59), St. Louis (-6.7% to $91.46) and Tampa (-6.7% to $109.91).
PM HOTEL GROUP EXPANDS IN WASHINGTON, D.C.: Washington, D.C.-based PM Hotel Group has added Staybridge Suites by IHG Tysons in McLean, Va. to its management portfolio. The hotel offers apartment-style apartment suites for extended-stays with full kitchens, separate living areas in some rooms along with complimentary hot breakfast, a seasonal outdoor pool, fitness center and business services. Staybridge Suites by IHG Tysons joins PM Hotel Group’s other properties in the region and strengthens the group’s presence in the area. Currently, the management company operates 70 properties across the U.S.
THE RAPHAEL HOTEL CHANGE HANDS: Bentley Legacy Holdings, through its partnership with Pendant Capital, has grown its boutique hotel portfolio with the acquisition of The Raphael Hotel, Autograph Collection in Kansas City. Other terms of the transaction were not disclosed. Bentley Legacy has immediately assumed the property’s management. The hotel will undergo refurbishments to the rooms and enhancements to the lobby and other public spaces. Originally opened in 1928, the hotel served as an apartment building before being transformed into a hotel in 1975.
